Public Land on Three Sides, Home Site Cleared, All Owned Minerals Convey

Stand on the home site under the oaks and look south. Everything past the trees on three sides of you belongs to Lake Texoma, and it always will.

This is 57.85 acres of waterfront timber on Lake Texoma in north Marshall County, about 12 miles east of Madill near Cumberland. On Texoma, private land doesn't touch the water; the U.S. Army Corps of Engineers owns the shoreline and the land around it. Waterfront here means your line meets Corps land, and this tract has it on three sides. On the other side of that line sits 89,000 acres of water and 90,000 acres of public land. No subdivision is coming. Nobody is going to build a house behind yours.

Take the trail south. It runs through oaks and other hardwoods with cedar and pine mixed in, drops off the 690-foot high ground, crosses a seasonal creek, and carries you out the property line onto Corps land. About 1,200 feet later the timber opens onto sand beach and open water, and you have full rights to cross and reach the lake from here. Bring a rod. Texoma holds Texas's only self-sustaining striped bass population, plus largemouth, smallmouth, spotted and white bass, crappie, and catfish.

The wild country keeps going. Tishomingo National Wildlife Refuge, 16,464 acres set aside for migrating waterfowl, and the 10,780-acre Texoma/Washita Arm Wildlife Management Area lie just to the north. To the east, Duncan Road dead-ends, and the ground around the Cumberland Cut stays empty, held by the lake and the refuge. Deer, turkey, hogs, and ducks all work this corner of the county. Six miles up the road is Fort Washita, the 1842 frontier post founded by Zachary Taylor before he was president.

The first work is done. A 1.5-acre home site is cleared and trails are cut through the timber. A gated 50-foot access and utility easement runs south from Duncan Road to the property. Power and rural water are at Duncan Road, and a septic system would be needed. All mineral rights the seller owns convey. No HOA. Warranty deed, with a 2026 boundary survey on file. Some of the low ground on the south end sits in FEMA Zone A, which comes with living next to the lake. Hunting and fishing on Corps land follow Oklahoma and USACE rules.

Durant is 23 miles away for groceries and Choctaw Casino & Resort. WinStar is 53 miles. Dallas is 117 miles, with I-35 and US-75 both bringing you home on a Sunday, and Oklahoma City is 135 miles the other way. The University of Oklahoma in Norman is 118 miles. The nearest boat ramp is at Texoma Shores Resort, 3 miles by road, for a small launch fee.

Build the lake house. Build the deer camp. Whatever you put here, three sides of it will look the same in fifty years as they do today. Call or text 855-833-5263
